An impressive sale was recorded at Volari, a freehold condo in prime District 10, as a four-bedroom unit was sold for a record psf-price high of $2,796 over the past week of May 30 to June 6. The luxurious 2,174 sq ft unit, located on the fourth floor, fetched a whopping $6.08 million on June 3. This price beats the previous high of $2,690 psf, set in March when another four-bedder, also measuring 2,174 sq ft, changed hands for $5.85 million on the ninth floor. Meanwhile, the most expensive unit ever sold at Volari in terms of absolute price is a four-bedroom unit on the 12th floor, which was sold for a whopping $10 million back in December 2012. Volari, a freehold condo located on Balmoral Road, is made up of 85 units and was completed in 2012. It boasts a mix of typical two- to four-bedroom units, ranging from 1,324 sq ft to 3,950 sq ft in size. Resale prices at Volari have been on an upward trend over the years, climbing from $2,035 psf in June 2015 to about $2,590 psf this month. This psf price beats the previous record of $1,991 psf, which was set when a 904 sq ft three-bedder sold for $1.8 million in October 2023.Affinity @ Serangoon, a 99-year leasehold condo located along Serangoon North Avenue 1 in District 19, is a mega development offering 1,012 condo units and 40 strata landed houses. It features a mix of one- to four-bedroom units ranging from 474 sq ft to 1,711 sq ft, penthouses from 1,550 sq ft to 1,701 sq ft, and townhouses from 2,056 sq ft to 2,347 sq ft. This latest record-setting transaction is just one of 46 resale transactions recorded at Affinity @ Serangoon so far this year. Resale prices for these units have ranged from $2.16 million ($1,882 psf) when a 1,152 sq ft three-bedder was sold on April 25, to $790,000 ($1,668 psf) for a 474 sq ft one-bedroom unit sold on May 13. With an average resale price of about $1,780 psf, Affinity @ Serangoon is priced similarly to other 99-year leasehold condos in the vicinity. For instance, The Garden Residences, a 613-unit development at Serangoon North View, has an average resale price of around $1,815 psf.
