Two Bedroom Unit Grand Dunman Fetches New High 2985 Psf
Grand Dunman, a mega condo, has taken the spotlight as the top condo to achieve new psf-price highs during the week of May 23 to 30. The project reached a new peak price of $2,985 psf when a two-bedroom, 667 sq ft unit on the 17th floor was sold for $1.992 million on May 27.
This new record narrowly surpassed the condo’s previous high of $2,977 psf, which was set in November last year when a similar unit on the same floor was sold for $5,000 lower at $1.987 million. It should be noted, however, that in terms of absolute price, the unit sold on May 27 was not the most expensive two-bedroom unit ever sold at the development. That title belongs to a 775 sq ft unit on the 17th floor that was sold for $2.25 million, or $2,904 psf, in March last year.
Despite this, Grand Dunman has seen strong demand, with 44 transactions recorded so far this year at an average price of $2,529 psf. In 2024, the condo sold 124 units at an average price of $2,559 psf. To date, developers have sold 784 units, or 77.8% of its 1,008 units.
Situated in prime District 15 along Dunman Road, Grand Dunman is a 99-year leasehold condo set for completion in 2028. The development comprises six eighteen-storey blocks housing 1,008 residential units and five commercial shops. These residential units are made up of one- and two-bedroom units from 452 sq ft to 872 sq ft; three- and four-bedroom units from 926 sq ft to 1819 sq ft; and five-bedroom units from 1,679 sq ft to 2,615 sq ft. Additionally, the condo offers ten penthouses ranging from 2,336 sq ft to 3,068 sq ft.
Within 2km of Grand Dunman are top schools such as Kong Hwa School, Broadrick Secondary School, Chung Cheng High School, Tanjong Katong Girls’ School, and Tanjong Katong Secondary School. The condo is also within 300m of Dakota MRT Station along the Circle Line.
Also achieving a new price peak during the week in review was Wing On Life Garden, an 81-unit freehold condo located on Bukit Timah Road in prime District 10. This 3,498 sq ft, four-bedroom unit on the 25th floor was sold on May 23 for $9 million, or $2,573 psf. This marks a 6.7% increase over the previous high of $2,410 psf, which was set in July 2023 when a similarly sized unit on the tenth floor was sold for $8.43 million.
This is the first resale transaction recorded at Wing On Life Garden this year, with two recorded in 2024. The first was for a 3,240 sq ft unit sold in April for $7.6 million ($2,346 psf), followed by a larger 3,305 sq ft unit sold for $7.45 million ($2,255 psf) in August.
Wing On Life Garden, completed in 1982, houses four-bedroom units ranging from 3,240 sq ft to 3,671 sq ft, along with two penthouse units of 7,610 sq ft and 7,050 sq ft, respectively. It is located within walking distance of Stevens MRT Interchange, which serves the Downtown and Thomson-East Coast Lines. It is also surrounded by top schools such as Anglo-Chinese Primary School, Singapore Chinese Girls’ Primary and Secondary Schools, and St Joseph’s Institution (Secondary).
Rounding out the top three condos to achieve new psf-price highs during the week is Park Place Residences. On May 29, a 667 sq ft, two-bedroom unit on the 11th floor was sold for $1.64 million, setting a new high at $2,454 psf. This marks a slight increase over the previous high of $2,442 psf, which was set in September 2023 when a 484 sq ft, one-bedroom unit on the 17th floor was sold for $1.18 million.
Park Place Residences has seen 10 resale transactions so far this year at an average price of $2,287 psf, with 23 recorded in 2024 at an average price of $2,236 psf.
Located along Paya Lebar Road in District 14, Park Place Residences is a 99-year leasehold condo integrated with PLQ Mall and three Grade-A office towers. It offers one- to three-bedroom units ranging from 474 sq ft to 1,367 sq ft, and features amenities such as a 50m lap pool, children’s wading pool, outdoor dining terrace, fully air-conditioned gym, and entertainment suite.
It is also within walking distance of Stevens MRT Interchange, and several top primary schools are located within a 2km radius, such as Canossa Catholic Primary School, Geylang Methodist Primary School, Kong Hwa School, Tanjong Katong Primary School, and Maha Bodhi School.
There were no new psf-price lows recorded during the week in review.
